Check the Age of the Furnace

If you are like many homeowners, then your furnace was already in place when you moved in. You can determine the age of your furnace by checking the original owner’s manual, or calling the maker of the furnace and providing the model number of your unit. In some cases, however, you will need to call an HVAC technician to determine the age of the furnace. Next, determine the average lifespan of your particular furnace model. Many of today’s furnaces will last 20 to 30 years. But if your unit is more than 15 years old, it’s probably time to consider a replacement.

Consider the Energy Savings of an Upgrade

According to the U.S. Energy Star program, a new Energy Star certified gas furnace is 15 percent more efficient than a conventional gas furnace. The Environmental Protection Agency (EPA) estimates that homeowners who invest in a new Energy Star certified gas furnace will save an average of $94 in energy costs each year.

Look for Signs It’s Time to Replace the Furnace

There are many other signs that it’s time for a furnace replacement. If you are starting to schedule frequent repairs, you notice a steady increase in your energy bills, or you notice uneven heating and cooling in the house, a furnace replacement is probably in order. You may even notice humidity problems, excessive or unusual noise, or visible signs of wear or corrosion around your furnace when it’s time to replace it.

Assess the AFUE Rating

Your HVAC technician can use the annual fuel utilization efficiency (AFUE) rating system to assess the efficiency of your furnace. If the AFUE rating is under 80 percent, replace your furnace with a more efficient one.
